What an ODD letter. The lease date shouldn't have anything to do with it: the lease ought to be with the company, not the owner, so the lease changes hands whenever the ownership does.... although I suppose the implication MIGHT be that the current owner is unsure that the place will sell AT ALL and doesn't want to commit to the lease AT ALL.
And if he's afraid it won't sell AT ALL, it's probably because the books are looking weak, the business is failing, and so he's trying to find someone who'll jump in without looking too hard if he presses a 'deadline' on the deal.
